Planning Ahead Pays Off When Selling Your Home

It’s really never too early to contact a real estate professional about selling your home.

Even if you don’t need to sell your home for a year or two, having an experienced REALTOR® come take a look at your home is never a bad idea. Maybe your home doesn’t need much work and you just need to keep up with general maintenance, but maybe your home needs some significant updates in order to maximize your investment when you go to sale. If the latter situation is the case, you’ll need time to budget, order supplies, and line up the right people to get the work done.

REALTOR® Cyrus Bonnet recently sold this beautifully updated 4-bedroom, 2.5-bath home in Graham, and Cyrus’s clients contacted him one year in advance about selling their home. Here is a behind-the-scenes look at how Cyrus helped his clients prepare their home for sale:

Making Sure Your Home is Ready for Market

Cyrus had already worked with these particular clients before, and this time they reached out to Cyrus to ask about the real estate market and to get advice on how to best prepare their home to sell. Cyrus’s clients asked about what upgrades they should do, so he let them know that it would be a good idea to have new floors installed and to freshen things up with new paint. Cyrus also performed a Comparative Market Analysis (CMA) on the home. The CMA gave his clients an idea of what their property might be valued at based on similar homes that had sold in the area.

In about 6 months, Cyrus met with his clients again. They had already taken Cyrus’s advice and completed installing new floors, and things were looking great with the new paint job. He also advised them to update with new trim, new pantry doors, do some cleaning with a pressure washer, and more.

Making Sure Your Home is Seen By As Many People As Possible

Having a robust marketing plan to sell your home is crucial, even when it’s a seller’s market and it seems like homes are selling incredibly quickly. Making sure your home is presented in the best light possible and is seen by the most people possible can help you receive multiple offers, but most importantly a strong offer.

Once this home was updated, cleaned, and looking its best, Cyrus had professional photos taken of the home, including done photos. The drone photos especially help to show off how big this home’s backyard is, as well as the scenic neighborhood and setting that surrounds this property. Cyrus also had a 3D tour created so people can immerse themselves in the home and get a better sense of each space.

Cyrus also shared an in-depth blog post that highlighted all of the top features about the home, as well as the perks of its Graham location. All of this was posted to Cyrus’s website, and was shared on his Facebook business page and Instagram. Cyrus also used paid advertising on social media to make sure even more people had a chance to see the home.

This Home Sold for $30k Over Asking

Cyrus priced the home at $519,950, which was a price that he knew would generate attention from competitive, serious buyers. There might not be a ton of offers, but in the end you only need a few strong offers to choose from. On the first day this home was listed, Cyrus had already received a fantastic offer for his clients. However, they waited 4 days until the offer review date before officially choosing an offer. Out of 4 offers, Cyrus’s seller clients chose an offer with strong financing and for $550,000.

Once the home was under contract, there were a couple of challenges that came up that Cyrus helped his clients navigate. First, the sellers agreed to do some work on the home that the buyers had requested, but the contractor did not order the necessary products for the repairs that were needed. They ended up doing the repairs after the home closed. Also, the Pierce County septic approval took double the anticipated amount of time to be issued, but the new buyers were still able to close on the home prior to receiving the RSS.
